An estate agency website: listings, filters and viewings
An estate agency site is judged on the properties: complete listings, filters that end up in the URL, an up-to-date listing status and a viewable appointment. Structured data and real blocks.
An estate agency site is judged on the properties: whether the listing is current, whether the photos match, whether the price is the real one, and whether a viewing can be booked without three phone calls. The home page with the team photo comes later.
There are two audiences with two paths. Buyers want to filter quickly and know whether a property is still available; sellers search for «what is my property worth» and want a valuation. A site that speaks only to the first audience loses the second, which is the one that brings the instruction.
Two paths on the home page, not one
- Buy or rent: search with filters, map, results and property page.
- Sell or let your property: a free valuation with a four-field form and a concrete promise of reply.
- Who you are: office, agents with names and roles, chamber of commerce registration, any trade association.
- Services: sales, lettings, property management, mortgages, land registry work.
The property page: the fields that decide the viewing
A listing without floor area, level, service charges and energy class forces the most trivial phone call and filters badly. The page must carry the data a buyer would use to rule the property out, not only the data that makes it look good.
| Field | Why it matters |
|---|---|
| Price and type of instruction | Sale or let, with rent and charges where relevant |
| Floor area, rooms, level, lift | These are the filters people apply first |
| Energy class and index | Required in commercial adverts, and increasingly decisive |
| Service charges and heating | They change the monthly cost more than the asking price |
| Condition and year of renovation | Separates renovated from needing work |
| Availability | Available, under offer, sold, with the update date |
| Floor plan and sized photos | They cut wasted viewings and layout errors |
Filters and URLs: search must be shareable
Filters should end up in the URL, for example area, maximum price and minimum floor area, and they should also be applied server-side. If search runs client-side only, the engine sees an empty page and whoever opens the link on WhatsApp does not get the same results. Pagination needs a canonical, and noindex on endless filter combinations where needed.
Structured data: RealEstateAgent and RealEstateListing
RealEstateAgent describes the agency: name, address, phone, hours, areaServed. Each property can carry a RealEstateListing with offers (price and currency), address as PostalAddress, floorSize as QuantitativeValue, numberOfRooms and image. Result pages can carry an ItemList. Do not expect a special box: this data exists to be understood, not to decorate. The method is in how to add schema markup.

Viewings: fewer gaps in the diary
A viewing booked and never confirmed wastes the agent's time and the owner's. You need a time slot, a confirmation message the day before, the name of the agent who will be there and access instructions. If the property is occupied, the owner's consent has to be collected in advance, not at the front door.
Listings that age: the damage shows up as lost trust
A sold property still online at the old price is the first cause of a wasted call. You need three explicit states, available, under offer and sold, with the last-update date visible on the page. Better to remove a listing than let it rot: someone who finds an old price stops trusting the rest too.
Blocks from the catalogue
Four records for search and for the property page. Real Estate Hero Section from Shadcn Space is a hero with a search field, the only block in the catalogue labelled for estate agencies. Gallery Grid with Lightbox from uitripled carries the gallery on the property page, with the publisher's licence to check. The data table components handle the list with sorting and filters, while the table category offers 13 blocks for availability and comparisons.
The limitation
The catalogue has no sync with portals or with agency software: properties must come from a single source, and blocks are presentation only. Without a feed, every listing is copied by hand and ages. Full block code sits in the Pro part, and each block's licence has to be checked with the publisher before commercial use.
Cost and timing
A showcase with search, property pages and a valuation form sits in the low thousands of euro. The cost grows with the number of properties to enter and with integrations: a feed from agency software costs more than twenty listings typed by hand. Ask in writing who owns the code and what happens if you change software. The picture is in what a website costs.
For the basic structure read what a company website needs, for the template how to choose a template, for heavy images images without dimensions and layout shift. If you are choosing the technical base, the comparison is in WordPress, Wix or React components.
Frequently asked questions
What should an estate agency website show?
Search with filters that end up in the URL, property pages with price, floor area, level, charges and energy class, listing status with an update date, and a form to book a viewing.
Should I publish every property?
A small, current catalogue beats a large, stale one. A sold listing left online generates wasted calls and makes people doubt the rest. If a property is gone, remove the listing or mark it sold with the date.
Is the energy class required in the listing?
Yes. Commercial adverts for sale and rent must state the property's energy performance. Beyond the legal duty, the class has become a buying filter and belongs on the page, not only in the certificate PDF.
Do I need a portal as well as the site?
You need both, with different jobs: portals bring cold enquiries, the site converts them and holds the valuation offer for sellers. The risk is duplicating listings by hand: without one feed, the two sources diverge within weeks.
What does an estate agency website cost?
A few thousand euro for search, property pages and a valuation form. The price rises with the number of properties and with software integration, which should be assessed before signing, together with code ownership.
